<p>Sasuke area in Kamakura City has a variety of non-residential buildings, even though this area is designated as a First- Class Low-Rise Residential Zone. These buildings often reflect the identity of their owners and the community, with a recent trend showing a rise in both their numbers and types of use. Despite the absence of district plans or regulations, Sasuke area hasn't experienced notable neighborhood troubles. This is likely due to owners managing their properties and operations as residents. In a First-Class Low-Rise Residential Zone, the building regulations typically require mixed-use residences for non-residential purposes, making the relationship between operators and the community crucial. This dynamic may contribute to balancing the charm of a quiet residential area with the diversity of uses.</p>

<p>To promote the establishment of civic green spaces, it is important to establish effective management methods, such as maintenance and management by residents. However, it has become clear that there are challenges in securing manpower. This study was conducted to clarify effective measures for expanding management by residents focusing on Nerima Ward, where measures were implemented to increase the number of people responsible for the management, by interviewing local governments and maintenance organizations. it was found that, because of the municipality's broad-based recruitment efforts, new groups, mainly of the younger generation, began to participate with a variety of objectives. In addition, as the number of groups increased, the local government implemented support in an ingenious way despite manpower constraints.</p>

Study on the process and factors of development of multiple community bases

<p>Recently, population aging and the weakening of local communities in the suburbs is problems, and there is a demand for the establishment of community bases where local residents can participate in community activities. This study focuses on Musashishinjo area to clarify the process and factors behind the establishment of multiple community bases. Through interviews with the places and related groups, following conclusions were obtained. Their establishment involved collaboration from five key entities: land/building owners who envisioned creating communal spaces, operators seeking community engagement, architect adapting spaces for public use, proactive users driving activities, and supporters providing project management and funding. This cooperative effort led to the opening of multiple community bases, fostering regional community development.</p>

<p>In this study, we clarified the actual condition of the road landscape as data was obtained on the old Kamakura Kaido, an ancient medieval road remaining in the urban areas of Izumi and Kanazawa wards of Yokohama City.We focused on the status of the road's survival, the current status of land use and topographical changes along the road, and historical resources in the road's vicinity. By clarifying these through surveys, the characteristics of the landscape along the old road and its modification status were analyzed and discussed.</p>

<p>The purpose of this study is to clarify the actual situation in a highly aged suburban single-family residential area, focusing on daily life (especially extracurricular activities) and play, after ascertaining the evaluation by parents and children themselves of child-rearing and the children's environment in that residential area. From the results of a questionnaire survey conducted on elementary school students and their parents, we clarfied that children play in large parks and that there are unused parks in the district. This study also found that many children are taking extracurricular activities, but the locations of the activities are not only in residential areas but are located in the city and beyond, and most of the parents drive their children to and from the places.</p>

<p>With the growing necessity of utilization of vacant houses for regional revitalization, this paper aims to clarify how renovation of vacant houses influence Social Capitals (SC), which is said that its level will affect local community from various aspects. Results from questionaries indicated the possibility that communication with owners, designers or mediator, and learning about structures, materiality, and values of houses may affect the SC of their users. More detailed effects revealed by interviews, finding that 4 functions of renovation of vacant houses: working as a mediator for norms transmission; exemplifying norms; representing attitudes; and providing common points for communication, will directly or indirectly affect SC.</p>

<p>In recent years, urban revitalization projects involving the conversion or removal of elevated structures in urban centers have been actively undertaken. Their realization and effects take a certain amount of time to be reflected in the spatial planning of the surrounding area. In this study, using The Bentway in the City of Toronto as a case study, we analyze the impact of a project that realized the conversion of an elevated highway into a public space underneath in a short period of time by a charitable foundation on the spatial planning for the surrounding district. The analysis shows that before and after the realization of the project, the positioning of the elevated highway in spatial planning changed from a barrier to a place of potential. In addition, by engaging with organizations in the surrounding neighborhoods through various programs, the space of The Bentway project itself also changed its positioning from a hub of public space to a public laboratory.</p>

This study examines the compactness of small and medium-sized local cities in Gyeongsangbuk-do, South Korea, utilizing Japan's urban structure evaluation indices. These indices, drawn from Japan's Ministry of Land, Infrastructure and Transport's urban structure evaluation handbook, Japan's analytical case studies, and available domestic statistical data, were applied to evaluate the compactness of 15 cities with populations under 100,000. The findings pointed to high compactness in Yeongju-si, Yeongcheon-si, and Mungyeong-si, contrasting with low compactness in Cheongsong-gun, Yeongyang-gun, and Bonghwa-gun. This suggests a necessity for compact city policies in these areas. This research underscores the need and potential direction for compact city policies in smaller cities across South Korea.

<p>This paper analyzes the records and the future policies of 1,177 cities regarding the downsizing of commercial zoning areas to examine methods of revising land use regulations to maintain a lively city center. The results revealed the following points: First, commercial zone areas have expanded even as commercial demand has declined. Second, 15 cities have reduced commercial zoning by more than 5ha. Third, only a few cities have planned to reduce or revise commercial zoning in the future, but in those few cities, the zoning was reviewed based on their future land use demand. These findings suggest the need for a clear technical standard for the future operation of appropriate zoning.</p>

<p>Nowadays, people's “Ibasho” exist not only in physical space but also in cyberspace, but it is not clear what kind of “Ibasho” people have, including in cyberspace. The purpose of this study is to clarify the aspect of people’s “Ibasho” formed in cyberspace and physical space especially focusing on the characteristics and the psychological aspect of “Ibasho”. This study found that the psychological function of “Ibasho” differs depending on the type of “Ibasho” classified into four categories: cyberspace / physical space, personal / social, and what kind of place it is.In addition, based on the results, this study proposes eight points that make a difference between the "Ibasho" in cyberspace and physical space.</p>

<p>This study focuses on an aging single-family neighborhood in a suburb of Fukuoka City. The purpose of this study is to clarify the factors that affect the actual situation of building renewal and the likelihood of building renewal due to differences in housing supply methods. We found that building renewal is more likely to occur in neighborhoods built by a method in which only the land is sold (a) than in a method in which detached houses and land are sold at the same time (b). In addition, it was found that (1) the flexibility to change the lot size, (2) the location on a corner lot, and (3) the small difference in elevation from the front street had a particular impact on the likelihood of renewal. In type (b) Neighborhoods, residential rental is more likely to occur. In (a) type neighborhoods, the timing of housing construction is more diverse, and site division often occurs during rebuilding.</p>

<p>The purpose of this study is to clarify the actual conditions of community interaction in a high-rise apartment cluster district and the role of community SNS in community interaction through a survey of actual living conditions and the use of community SNS in the high-rise apartment cluster district. The study also examines the challenges and potential uses of local SNS to promote regional exchange in high-rise apartment clusters. Specifically, we took up PIAZZA, a local SNS used in the high-rise apartment cluster area in Tokyo, and conducted a web-based questionnaire survey of its users. The results showed that 1) PIAZZA users go out frequently regardless of their attributes, but the degree of community interaction differs from person to person, and 2) PIAZZA in the area has a strong character as a place for mothers raising children to exchange information online, and its effect on actual interaction among residents is limited.</p>

A Study on the Utilization of the Digital Participatory Platform "Decidim" in Japan

<p>With the advance of the Participatory Planning, it gets more important to improve residents' participation in city planning in Japan. This study focuses on the one of the online participatory platforms, "Decidim", which derived from Barcelona in 2020, and clarifies its actual utilization in three advanced cases in Japan. We conducted interviews with the adopters and analyzed comments on Decidim to reveal the benefits and challenges in using Decidim. In Japan, Decidim is used in various ways and purposes, and can be used to expand the scope of participation. On the other hand, it has a difficulty in being accepted by most of civil servants and residents, how to "use" it, and how to customize it. It can be said, Decidim is a tool for "empathy", not "deliberation" in Japan.</p>

Approaching the Stagnation of Land Flows through Land Transaction and Registration Data Analysis

<p>This study used a composite of data on land transactions in municipalities across Japan to estimate the uneven distribution of areas where land transactions are stagnant and the factors influencing their flow. The results show that stagnation in the flow of land transactions is particularly pronounced in conditionally disadvantaged areas, even after adjustment by existing stock. In addition, we found differences by type of stock ownership, such as the different transaction trends between owner-occupied and rented houses. A more detailed analysis of the actual status of flows is expected to contribute to the formulation of strategic countermeasures for vacant houses in an era of declining population.</p>
